Our family home for 24 years.
We have been fortunate to have a beautiful home in Caithness Crescent as the family home for 24 years where our family grew up and our wonderful grandchildren, Seb and Oliver, have given us so much joy.
The home is a modern contemporary home, reflecting substantial renovations that occurred firstly with the previous owner and then over 3 major renovatons by us, over this period, to ensure we maximised the wonderful views to the Dandenong Ranges and through the 180 degree views across to Mount Macedon. It is a large home with a significant garden, well maintained with all of the latest automatic security and watering facilities.
The garden in spring shows off all of the magnificent colours and fragrances of Jeanett's garden. It is a stunning calaedoscope of colours and spring glory. yet in autumn also reflects the colours of the season with reds, oranges and yelows, before the trees shed their leaves for winter.
The home is largely open plan with, 4 bedrooms and a superb office, separate formal dining and lounge areas as well as a superb outdoor conservatory. opening onto a pool and gas and solar heated pool and spa.
We have enjoyed our time in the home and realise it is now time to move on.
So whilst progressing our plans to acquire a property with no stairs and much smaller garden we commenced planning to see our home.
The property was placed on the market with Merilyn Bond also acting for the sale process. We were delighted that the first opening went very well with some 27 people visiting and several requesting Section 32's and during the next few days they followed up interest and were able to come to us advising that they had 4 definite offers, but none were where we wanted to be in terms of Market Value. Jeanette and I were anxious to achieve a sale but throughout the short process our agent, Merilyn, remained positive and asked us to remain calm and patient.
About a week later she called to advise that she wanted to call at 6.00PM to discuss our strategy and approach to the marketing. There remained great interest but several offers were between A$100,000- A$125,000 below her expectations. So we were largely dejected before she arrived as we had anticipated an early sale at a good proce given the excellent location and views. Merelyn arrived shortly after 6.00pm and then surprised us with a formal offer above and beyond our expectations. Settlement was to be 90 days, but importantly the purchasers were prepared to lease it back to us for a period of 5 months from December settlement.
Jeanette and Ken were absolutely delighted and this enabled us to proceed with our full planning of the renovations of the acquired property. We have some exciting times ahead as we progress through the sale and development processes.
